Land pooling and acquisition

Assembling a contiguous, clean title, evacuation ready site from many separately owned parcels. This is the item that most often decides whether a project is late.

Site identification and screening

Search against resource, evacuation distance, road access, terrain, flood risk and existing land use. We shortlist parcels that can actually carry a plant rather than parcels that are merely available.

Revenue record and title verification

Extract and read the land records for every parcel, trace the chain of title, and identify encumbrances, mortgage entries, tenancy records, minor or joint ownership, and any restriction on transfer.

Owner identification and engagement

Establish who actually owns and occupies each parcel, including heirs and joint holders who are not on the record, and open the conversation locally rather than through intermediaries who inflate expectations.

Output: verified owner list with contact and consent status

Negotiation and commercial structuring

Lease or purchase, rent escalation, tenure, advance and payment schedule, negotiated to a consistent standard across owners so that later parcels do not reprice the earlier ones.

Land use conversion and permissions

Conversion from agricultural use where the state requires it, together with the local body and revenue department permissions that attach to the parcel and its intended use.

Deed drafting, execution and registration

Lease or sale deeds drafted for the specific parcel and structure, stamp duty assessed, execution coordinated with every owner, and registration completed at the sub registrar.

Right of way for evacuation

The corridor from the site to the connection point crosses land that is usually not part of the main assembly. We secure it as part of the same exercise rather than as a problem discovered at commissioning.

Survey, demarcation and boundary records

Physical survey, boundary demarcation and a geospatial boundary file, so that the parcel on the ground and the parcel in the record are the same parcel.

Possession handover and record keeping

Clean, continuous possession handed to your project team with a complete document set, plus the ongoing rent administration if you want us to keep running it.
